Our homes are featured in some special locations in the
South Sound area of Washington State. Offering
amazing spaces with comfortable lot sizes and views,
our communities will certainly impress.
We love the communities we build in and
the land around them, by building green,
we can protect our most precious asset.
Your Build to Order home puts you in the driver's seat
of creating a home that is uniquely you. A home that
reflects your style while staying within your desired
budget. From phase 1 of choosing your plan style and
selecting the lot, to your final walk through; our goal
is to engage you in the process of building your
home from start to finish.
The step by step process of constructing your home
will have various check points along the way to check
for quality craftsmanship and ensure you are happy
with the result.
1. Preconstruction Meeting
Our preconstruction meeting will focus on the home
style you chose, the finishes chosen for each room
from your selections made at the various design studios,
construction schedule will be reviewed, and any
questions you may have on financing and signing
of the home.
2. Foundation Pour
The first thing done on your new home is to pour the
foundation. We check for proper engineering,
squareness and size.
3. Lumber and Framing
Next, we see the frame of the home go up. We start
with the first floor decking and then the walls,
second-floor system (if applicable) with engineered
floor joists, and finally the roof trusses. We then check
for squareness, workmanship, proper sizing, etc.
4. Plumbing & Electrical
The contractors for electrical and plumbing come in to
rough in the wiring, electrical panels and light boxes.
The plumbers rough in the pipes and locations for the
various appliances throughout the home. Inspectors
will then check each item to insure everything meets
or exceeds code. We will also confirm with you the
locations of the lights and switches as planned on
early in the process.
It frequently takes two full days to hang interior drywall.
Next, drywall taping and finishing are scheduled to take
five days and blown insulation is installed. After the
interior walls are touched up, the walls and ceiling are
5. Trim & Finish
In this phase of the project, the walls are primed and
painted, cabinets, sinks and counters get installed.
From there, the tile, hardwood, laminate and carpet
floors go in. Fixtures such as faucets, lights and switch
covers are buttoned up.
6. Final Clean Up & Inspection
Once all the finishes and final details are installed, we
go through the home and clean it from top to bottom
to prepare for final inspection. We do an internal
inspection as well before we walk through the home
with you prior to move in.
7. Final Walk Through
And now is the moment of truth, the walk through of
your new home. We will check out the home together
and make any notations of things that need to be
repaired and/or replaced prior to or after move in.
